Buying a House in Idaho Falls This Winter

The real estate market here in Idaho Falls is slowing down a little from the craziness we were experiencing early this year, and that’s good news to buyers! However, one thing I always hear is that people think they should wait until spring or summer to buy (or sell) a home. I totally disagree though! Here’s a few reasons I think buying a house in the winter is a good idea:

Benefits of Buying a House in the Winter

1. Better Deals

People who close on a home in January actually save .51%* more than buyers who close during any other month of the year. That might not sound like a lot, but that can add up to thousands of dollars saved!

2. Less Competition

Like I said, a lot of buyers do wait until spring or summer to start their home search. So if you’re looking during the winter, that just means less competition (which means less likely chances of being outbid or competing for the same house on the market) for you!

3. Sellers Are Motivated

Same thing - most sellers want to wait until after winter to list their home. While this does mean less inventory to choose from for your house hunt, it also means that if sellers ARE selling this time of year, they’re likely motivated to sell!

4. Harsher Weather = No Hiding Imperfections

This might not exactly seem like a benefit, but I totally think it is! When you’re viewing homes in the winter (especially in a winter climate like we have here in Southeastern Idaho), there’s no hiding things that may be issues with a house. Things like roof problems, old windows that let cold air in, drafts, or moisture issues are very noticeable. When you view homes in other months, these potential problems won’t be as easy to notice right off the bat. So, keep that in mind as you tour homes this winter!

Obviously, everyone’s circumstances vary and I always say the best time to buy or sell is whenever you’re ready and it makes sense for you!
