Real Estate Posts for Social Media: 3 Instagram Content Ideas for Realtors

If you’re a realtor - whether you’re a new or a seasoned agent - you’ve probably wondered at some point what to post on Instagram! I’ve built a lot of my real estate business on Instagram, so here’s all of my tried and true ideas!

Keep in mind, I’m not the kind of realtor that strictly posts real estate content. I don’t post “coming soon” or “just sold” posts (except for once in a blue moon when it’s relevant, of course!). But, that’s definitely not what my content strategy is based around. Personally, I believe that just doing those kinds of posts (the “just listed” and “just sold”s) are not a great way to build your business organically. So, here’s my strategy! I generally have a few “content pillars” - meaning categories of content a post will fall under. Feel free to steal these ideas for real estate posts for social media and run with it.

Content Pillar #1: Real Estate

Naturally, my first content pillar is real estate! That’s anything from a market update to a tour of a house I showed, to talking about a particular experience with a transaction I’m working through and how it can help you to more general tips for buyers or sellers. Whatever it is I happen to be talking about that’s real estate related, that falls here!

I would say I generally post real estate related content about 20-30% of the time. I know there’s some agents out there that are probably going to think that’s crazy, but I personally think it’s the best way to build a real estate business. This way, people get to know me and my interests, and see me as an actual person they build a connection with instead of just me, the realtor 100% of the time.

Content Pillar #2: Local Content

This is a HUGE part of my real estate business strategy as a whole (a lot of it ties into my YouTube as well!). If you’ve looked at my marketing for realtors course at all, you’ll know that’s a giant piece of what I teach you about there. Not to brag, but I really think being a local resource is what makes me stand out as a realtor from other agents. I focus heavily on showing what life is like in my area, and showing what it’s like to be a local where I live. A lot of my clients are out of state buyers who are interested in moving to my area, so of course they appreciate that perspective coming from somewhere other than here to see what life is like here and to see what their life might look like here. They’re able to envision their family here, see what things there are to do on the weekends, and what their favorite places to eat might be in my area.

If you’re confused about what being a local resource means, basically, I mean anything that has to do with where you live and work! I do a lot of vlogs and reels when I’m out doing things around town - anything from taking a walk downtown with my family, going to the farmer’s market, showing me and my husband’s favorite date night restaurant, or going to a holiday event. Literally almost anything like that, I share it! I’ve gotten so much positive feedback from leads and clients because like I said, it really helps them get an idea of what life in my area is like and shows them how much fun they could have living here too.

Long story short: local content is an integral part of my real estate marketing strategy, and I think it could be an amazing thing for yours as well, because it’s done amazing things for mine! If you’re not already incorporating local content into your real estate posts for social media, make sure you start working on it.

Content Pillar #3: Personal (Not Private)

I feel like some people get scared when they hear they have to share their personal life on social media, but I don’t mean your private life (and I do think there’s a difference!). If there’s something you don’t want to share, don’t share it. However, I also think it’s a great thing to share a more personal side of your life on social media. For one, like I mentioned above, it shows people who you are as an actual person, but it also opens up more ways for people and clients to connect with you! In my experience, people love seeing your interests outside of real estate, your family, and what you like to do on the weekends.

For me, a lot of my “personal” real estate content looks like DIYs I’m doing, decorating for holidays, making sourdough, and spending time outside with my family. Whatever it looks like for you, share it! Your ideal clients will be able to connect with you on those same things, and it strengthens that relationship that much more.

And even if they’re not a solid lead or a client right now, these things are going to make building a relationship with them so much easier and natural, that when they do need your services as a realtor, they’re going to think of you because you’ve already laid that foundation with them. Plus: you’re probably going to genuinely like working with them, because you already have similar interests and have already made a connection with them! Not like some random person you paid to have sent to you on Zillow or you door knocked and in a way you’re kind of forced to work with them from then on. It’s going to make your job so much more enjoyable, and so much more fulfilling!
